Boundary Surveys

A boundary survey defines the property lines, property corners, and area of a property.  Boundary surveys are most commonly commissioned before purchasing, dividing, improving, or building on a tract of land.  At the completion of a boundary survey, a plat is provided to the client depicting the bounds of the property.  At a minimum, the plat will define the corner monuments of the property, the area (or acreage) of the property, any improvements on the property, and any encroachments related to the property or adjoining properties.

Topographic Surveys

A topographic survey defines the "lay of the land" or the physical features of the property.  The elevations of these physical features are depicted on the topographic survey plat with the use of contour lines.  Contour lines are used to show three-dimensional characteristics on a two-dimensional media.  Topographic surveys are most commonly used as a basis for future design and engineering of buildings, roads, utilities, grading, and landscaping.

Flood Elevation Certificates

"The National Flood Insurance Program (NFIP) Elevation Certificate (EC) is an administrative tool used by the NFIP.  It is used to provide elevation information necessary to ensure compliance with community floodplain management ordinances; to determine the proper insurance premium rate; and or support a request for a Letter of Map Amendment (LOMA) to remove a building from the Special Flood Hazard Area."

Property Line Staking

Property line staking is the method used to define an invisible line between two property corners.  Flagged wooden stakes are placed on the property line at intervals to make the "invisible line" visible.  Property line staking is most commonly commissioned prior to the land owner installing a fence.
